Top 10 safe neighbourhoods in London for under £600K

It’s no secret that house prices in London are high. A budget that might net you a 5 bed detached house in Bradford will get you a 1 bedroom flat in Central London.

But just because you may have a lower budget for London standards, doesn’t mean you have to compromise on important considerations like safety.

In this blog, we take a look at the top 10 safest neighbourhoods in London, based on crime rate, for budgets of less than £600,000, within the range where you would qualify for Help to Buy.

Crime rate was compiled from the Metropolitan Police website, and average house prices are accurate as of Nov 2018 from Zoopla UK.

 

Top 10 safe neighbourhoods

Kenley tops the list at a crime rate of 68.78 per 1000 pop., with West Wickham and Morden coming 2nd and 3rd, with crime rates of 73.11 and 80.90 respectively. As a comparison, the highest crime rate of all the areas that we looked at in this budget was Ilford, with a crime rate of 517.0 per 1000 pop.

 

Of course, crime rate alone doesn’t give the full picture, as the rate doesn’t give information on the types of crimes committed in the area. An area with low crime rate might also be close to another area with high crime rate. As always, you should do your own research into an area that you are looking into, to make sure that it’s right for you.
