Earlier this week, we looked at neighbourhoods in London that had the lowest crime rates for homes under £600,000, which could qualify for Help to Buy.
Today, we’re looking at a lower budget range of under £400,000, since just because you might have a lower budget, doesn’t mean you should have to compromise on vital considerations like safety.
In the below £400,000 budget range, Chessington tops the list of low crime neighbourhoods with a crime rate of 105.84 per 1000 pop., with Welling and Wallington coming 2nd and 3rd, with crime rates of 112.06 and 116.43 respectively. As a comparison, the highest crime rate of all the areas that we looked at in this budget was Romford, with a crime rate of 413.82 per 1000 pop.
Of course, budget and crime rate doesn’t necessarily go hand in hand, as an affluent neighbourhood like Hampstead, where average house price is £1,557,167, has a crime rate of 190.44, compared to the lowest crime rate on our list of 105.84, with an average house price of £391,545.
And as before, crime rate alone doesn’t give the full picture, as the rate doesn’t give information on the types of crimes committed in the area, and is only one factor in safety, so as always, you should do your own research into a neighbourhood to make sure that it’s right for you.
